Many of our discerning clients have praised our residences for their abundance of amenities, elevating their stay above the ordinary vacation rental experience.

Our design philosophy revolves around clean, modern, and minimalist furnishings, prioritizing the enhancement of essential areas such as the kitchen, bathroom, and linens. To ensure optimal comfort, especially during humid conditions, all our properties are equipped with dehumidifiers. Additionally, we provide space heaters and fans to cater to varying seasonal climates, ensuring a cozy environment year-round.

While we strive to accommodate specific requests from our clients, we maintain a commitment to our brand identity and the overall experience we provide. If a request falls outside our brand ethos or is exceptionally unique, we encourage clients to procure the items themselves, facilitating their transition into long-term housing. In instances where clients do contribute small items as a gesture of appreciation, we welcome these gestures graciously.

Single or Double Occupancy

We offer rural villa homes in secluded areas, each leased and registered with finances to our PT company, inclusive of utilities. Following a structure akin to apartment leases, each room is leased for a 12-month term, dedicated exclusively to the renter for the duration of the agreement. 

Our room lease offers incredible value, beginning at just 250€ per  month. We understand the importance of flexibility, which is why we  provide the option of cancellation with three months’ notice,  conveniently offered in blocks of three months. It’s important to note  that the lease for the room is specifically designed for your consulate  appointment. We strictly prohibit the submission of the room lease for  the AIMA appointment to ensure compliance with all regulations.

Furthermore, we are in the process of establishing a network of off-market properties available for temporary rental. These rentals offer enhanced flexibility and affordability compared to traditional leases. If this option aligns with your plans, we recommend preparing for a monthly budget of 1,400€ in total. While there may be an initial investment, the potential net savings and overall value can be significant in the long run.

Criteria

Often times residency seekers choose our solutions because they do not have the budget or are too frugal for a traditional lease. Moving to Portugal without secured housing or a budget for secured housing is highly discouraged. There is a huge gap between the minimum financial requirements for Portugal residency and the average cost of expat housing to reside in Portugal. If you have the plan to squeak by with the minimum funding and figure out the rest as you go you are in for a big challenge. We need to identify this in the beginning. Both room and physical lease require the same budget as the traditional lease. If the seeker can not say yes to all 7 criteria then this option will not be for you.

Our meticulously crafted process has been rigorously tested and proven to be highly effective, ensuring a smooth transition for our clients. Lusitano leases have been successfully submitted to Portuguese consulates around the world including the countries USA, UK, France, Italy/Malta, South Africa, India, Singapore, New Zealand and Australia.

Most often no. We respect the peace and quiet of our customers and we will extend that to you. Our properties are secured back to back. If we have a hole in the schedule yes it can be viewed. On a case by case we would consider to arrange a showing with the current renters. We make every effort to accurately represent the property in pictures and videos unlike most rentals where the pictures misrepresent the property.

First and very important. If you determine these services too expensive for your budget or spring loaded wallet then we suggest Portugal is too expensive for your future. The consultation and deposit are applied to the lease cost to help cover our time and resources if a client backs out before lease signing. The total cost is just the monthly lease rate that is in line with the market as a furnished and supplied apartment on a 12 month lease. The total cost of the traditional model is far more expensive. Renting an apartment site unseen and leaving empty 3 to 6 months as you wait for the D7 stamp and arrival will cost significantly more.

The 12 month documented lease is to meet the requirements for AIMA and proof of accommodations. In reality the client can exit after 3 months. Our mission and business model is to help as many residency seekers as possible. If a client locks in for 12 months we can only assist 1 residency seeker per property a year and we can not scale. This is fine for the current tenant however it limits the opportunities for the next clients down the line. Everyone must think collaboratively and work together to help make this model a success.

On a case by case and subject to scheduling this could be considered. Our properties are in non touristic quiet areas and buildings. We do not want to give the impression we are running a vacation rental and draw suspicion and complaints from the association or other tenants.

Consulate and AIMA decisions and always changing requirements are specific to the region, office, agent, day, moon phase, planetary alignment, tea leaves, etc. With any option there are no guarantees. We make every effort to provide an abundance of documents to mitigate rejections and offer a refund if rejected.

YES, if your application was rejected for the specific reason of proof of accommodation we will refund the deposit. We will not provide a refund if the applicant fails to meet the other requirements as well or fails to submit the paperwork or attend the VFS appointment.

We dedicate each room and lease to one person or couple. We do not over subscribe. The room or apartment is dedicated to the client for the entire term of the active lease. We also provide multiple documents to prove accommodations. Room or apartment lease, Term of Responsibility, and atestado for example.

Absolutely. The lease is written in English and Portuguese with English the priority. it is simple and clear and designed specifically to meet the SEF requirements. The sample lease can be reviewed after the consultation.

Her inspiration stemmed from the timeless biblical tale of David and Goliath, where agility and unwavering will triumphed over sheer strength and over confident might. It was a name that carried the weight of a legendary victory, a reminder of the power that determination and courage could wield.

 But as I grew up and transformed my own identity, in the depths of my creative, I found a name that resonated as well with the characters who shaped my teenage years – Dallas. You see, it’s not just a name; it’s a fusion of two influential figures from the high school novels that left an indelible mark on my worldview.

Firstly, there’s Dallas Winston from “The Outsiders.” He embodied loyalty and toughness, a guardian who would go to any lengths to protect his friends. His rebellious spirit and unwavering loyalty mirrored the kind of person I aspired to be.

Then there’s Winston Smith from “1984.” A character who defied societal norms, he was a renegade against a dystopian regime, questioning the status quo and seeking a path of his own. His defiance in the face of oppressive conformity spoke to the rebel within me.

So, the amalgamation of Dallas Winston Smith became my preferred identity and avatar – a name that symbolizes loyalty, resilience, and a defiance against societal norms. If you ever wonder who I am, please, call me Dally.
