Our Properties
in Portugal
We have a T5 property in the interior. It is leased and registered with finances to our PT company including the utilities. We rent each room on a 12 month lease similar to the apartment lease including the term of responsibility and atestado (extra fee). The room is dedicated to the renter for the term of the lease.
The cost per room is 200€ a month and can be canceled any time in blocks of 3 months. It is optional to cancel after your SEF appointment then you have a full year of freedom to explore Portugal. We are building a network of off market properties open to temporarily rent for our customers. These rentals are more flexible and less expensive than a traditional lease. If this option is your plan, still prepare for a monthly budget of 1,400€ total however in the end there can be a significant net saving and value.

Criteria
Often times residency seekers choose our solutions because they do not have the budget or are too frugal for a traditional lease. Moving to Portugal without secured housing or a budget for secured housing is highly discouraged. There is a huge gap between the minimum financial requirements for Portugal residency and the average cost of expat housing to reside in Portugal. If you have the plan to squeak by with the minimum funding and figure out the rest as you go you are in for a big challenge. We need to identify this in the beginning. Both room and physical lease require the same budget as the traditional lease. If the seeker can not say yes to all 7 criteria then this option will not be for you.
- You are greater than 45 days from your VFS/Consulate appointment.
- You do not have a resource in Portugal willing to provide a term of responsibility or temporary housing.
- Your budget can afford a monthly rent greater than 1,600€
- You have liquid funds to pay advance minimum 4 months rent (6,400€)
- Sale of home country property or assets is not a dependency for your timing to move to Portugal or provide available funds to pay for rent.
- You have no more than 1 pet

Questions
Is this legal?
These solutions were reviewed and vetted by two retained advogados, client advogados, US Attorney, client retained relocation agencies, a contabilista (accountant) and two listing agents. Yes they are completely legal.
Do they work?
YES- To be fully transparent, this model is new and still in the validation
phase. The room lease model has more validation as of now however we are quite confident the physical D7 lease is even more bullet proof. Interest is picking up and getting traction. As demand increases so will the price. If you get in early and have a tolerance to risk and FUD you can be part of a new concept and journey.
Can we view the property before reserving a lease?
Most often no. We respect the peace and quiet of our customers and we will extend that to you. Our properties are secured back to back. If we have a hole in the schedule yes it can be viewed. On a case by case we would consider to arrange a showing with the current renters. We make every effort to accurately represent the property in pictures and videos unlike most rentals where the pictures misrepresent the property.
This sounds expensive. How much does this service cost?
First and very important. If you determine these services too expensive for your budget or spring loaded wallet then we suggest Portugal is too expensive for your future. The consultation and deposit are applied to the lease cost to help cover our time and resources if a client backs out before lease signing. The total cost is just the monthly lease rate that is in line with the market as a furnished and supplied apartment on a 12 month lease. The total cost of the traditional model is far more expensive. Renting an apartment site unseen and leaving empty 3 to 6 months as you wait for the D7 stamp and arrival will cost significantly more.
I am confused. It is a 12 month lease. Why can I exit after 3 months?
The 12 month documented lease is to meet the requirements for SEF and proof of accommodations. In reality the client can exit after 3 months. Our mission and business model is to help as many residency seekers as possible. If a client locks in for 12 months we can only assist 1 residency seeker per property a year and we can not scale. This is fine for the current tenant however it limits the opportunities for the next clients down the line. Everyone must think collaboratively and work together to help make this model a success
Can I rent for less than three months?
On a case by case and subject to scheduling this could be considered. Our properties are in non touristic quiet areas and buildings. We do not want to give the impression we are running a vacation rental and draw suspicion and complaints from the association or other tenants.
Will SEF accept these options?
Consulate and SEF decisions and always changing requirements are specific to the region, office, agent, day, moon phase, planetary alignment, tea leaves, etc. With any option there are no guarantees. We make every effort to provide an abundance of documents to mitigate rejections and offer a refund if rejected.
If my application is rejected with no recourse will I get a refund?
YES, if your application was rejected for the specific reason of proof of accommodation we will refund the deposit. We will not provide a refund if the applicant fails to meet the other requirements as well or fails to submit the paperwork or attend the VFS appointment.
How does Lusitano Dreams mitigate rejections?
We dedicate each room and lease to one person or couple. We do not over subscribe. The room or apartment is dedicated to the client for the entire term of the active lease. We also provide multiple documents to prove accommodations. Room or apartment lease, Term of Responsibility, and atestado for example.
Can I review a sample lease?
Absolutely. The lease is written in English and Portuguese with English the priority. it is simple and clear and designed specifically to meet the SEF requirements. The sample lease can be reviewed after the consultation.
